If you've ever been curious about what home staging can do for your listing, today's message is for you.

Home staging is a great way to make your listing more appealing to buyers, and I recently sat down with expert Marcie Anderson of Home Styled Nashville to discuss a few staging facts and tips all sellers should know.

Marcie has had plenty of experience in this realm. In fact, next week she and her team are scheduled to stage their 200th home as a business. So, as you can imagine, all of this experience has given Marcie quite a bit of insight into the ins and outs of home staging.

[Home staging] can play up the positives of a home, and then it can sort of play down the negatives, says Marcie. She also went on to say that while the return on investment a seller can expect from staging will vary depending on the home, staging, in general, can bring an ROI of anywhere between 5% and 20%. In fact, a recent study reported that 46% of agents believe buyers will usually offer 1% to 5% more for a home that's been staged than one that hasn't. And when you consider these projected results, the $2,000 Marcie and her team charge for the first month of staging is quite a deal. Also, while they're happy to keep a home staged beyond just one month (for a fee), homes in Nashville tend to sell within about 30 days of being on the market.

But what sets Home Styled Nashville apart from other staging companies?

Well, for one, they aren't afraid to use color and patterns to their advantage. While most staging companies around Nashville opt for neutral color schemes, Home Styled Nashville uses the latest design trends to attract (and keep) buyers' attention. When buyers look through potentially dozens of homes and they all have the same neutral decor, it's easy for properties to blend together. Home Styled Nashville's more colorful approach ensures that this doesn't happen.

Better yet, Home Styled Nashville is more than willing to work with furniture you already have. They can certainly bring in their own pieces, too, but their highly skilled designers can really work with whatever is most convenient for you.

With all of this in mind, you don't have to wait for Marcie and her team to come stage your home to start transforming it yourself. There are a few steps you can take right now to get your home ready for the market, like giving your walls a fresh coat of paint and switching out old light fixtures. You might not think these things will make a big deal, but they can actually have an incredible impact.

Finally, Marcie says sellers should always declutter. Packing away, donating, or trashing extra belongings will make your home appear much more clean and spacious.
