People don't always understand the advantages of having professional representation in real estate.
Here's what the true value of an agent is.

Too often, people get hung up on a Realtor's commission and completely fail to recognize the value we bring to the table. It's not about the 6%, it's how much in total you're able to put into your pocket at the end of the day. If an agent can increase the net amount you're putting into your pocket, why would you not work with one?

No one ever says, “Hey, I want the cheapest surgeon to operate on my body,” nor do they try to perform surgery on themselves. Despite this basic principle regarding expertise, people are more than willing to dash their best home selling chances by putting a “For Sale by Owner” (FSBO) sign in their yard, or walk away from an experienced, top-notch agent because they chose to focus on the wrong number.

This is not to say that FSBOs don't work, but sellers who opt for this method will typically leave money on the table. We see this play out all the time with expireds; we recently sold a home that, prior to our involvement, sat on the market for 604 days. We went in and applied specific systems, making sure our marketing strategy was well-suited, and that we staged the home properly. Without really tweaking the price, we sold that home in just 11 days.

A lot of sellers whose homes linger on the market are simply frustrated, discouraged, and in need of someone to come in and tell them the truth. They also need someone to give them that professional guarantee—someone who can confidently say, “Don't fret, we have a plan.” Agents aren't glorified door openers; we're in the trenches of real estate day in and day out and know what it takes to get your home sold for top dollar.
